The moment you file a claim, your insurer assigns an adjuster whose job is to minimize what they pay. That adjuster works for the insurance company. They are not neutral. They are not there to help you. They are there to protect the insurer's bottom line and they are experienced at it.

The best time to call is before they make a decision.

Most homeowners wait for a denial before seeking legal help. That is understandable but it costs them. The insurer's adjuster has already been on site, written an estimate designed to minimize payment, and documented everything in their favor before you even know there is a problem.

A denial is not a final answer.

Most homeowners who receive a denial letter assume the process is over. It is not. A denial is the insurer's opening position, not a legal ruling. In many cases it is based on a technicality, a disputed scope, a pre-existing damage argument, or an exclusion that does not actually apply to the facts of your loss.

I review the denial, the policy, and the underlying facts to determine whether the insurer's position holds up. In a significant number of cases it does not and that is when the real negotiation begins.

Deadlines are real and unforgiving.

Florida law imposes strict deadlines on property insurance claims. Waiting too long to respond to a denial, request a re-inspection, or demand appraisal can eliminate rights you would otherwise have. The insurer knows these deadlines. They count on homeowners not knowing them.

The earlier you involve an attorney the more options are available to you. Most of the cases I cannot help are cases where the homeowner waited too long to call.

The single most common reason I cannot help a homeowner is that they waited too long to call. There is almost no such thing as calling too early.

No fees unless I recover for you.

I work on contingency. You pay nothing upfront and nothing at all unless I recover money on your claim. There is no financial risk in calling me. The only risk is not calling and accepting a settlement that does not cover what your policy actually entitles you to.

 

This also means my incentives are completely aligned with yours. I only win when you win. There is no scenario where it benefits me to settle for less than what your claim is actually worth.

My fees come from the recovery. If there is no recovery there is no fee. My incentives are completely aligned with yours from the first call to the final resolution.

Pipe bursts, appliance failures, roof leaks, AC overflow. Commonly denied on wear and tear or long-term seepage grounds.

Flood Damage

Separate policies, strict deadlines, and different rules than standard homeowner coverage. Know the difference before you file.

Fire & Smoke

Structural damage, smoke infiltration, HVAC contamination, contents loss. The full scope of a fire claim often goes unclaimed.

Mold Damage

Coverage depends on causation. If mold resulted from a covered water event, the exclusion may not apply. I can prove that.

Construction Defect

Bad construction or renovation work that caused property damage. Florida homeowners have legal remedies beyond the insurance claim.
